Thesis Statement

The market has excessively discounted AMT for interest rate sensitivity, coupled with capital management concerns and international asset deterioration. The stock's downturn represents sentiment rather than deterioration of the underlying business, reflected in ROA increasing, coupled with net debt/EBITDA declining and AFFO per share growing 8% in FY25. Increased wireless carrier investments will support the demand for tower space, allowing for improved top-line growth and margin expansion, with AFFO and EV/EBITDA multiples implying a 23 to 24% discount to historical averages.

Market Dislocation

AMT has shifted from a growth REIT, to an asset-heavy, interest-rate sensitive company as rising interest rates and international exits created capital management concerns. The rotation of investors away from REITs to government bonds amplified the selloff; this coupled with sentiment revolving around international asset uncertainty and DISH defaulting on payments has meaningfully discounted the stock. The stock’s five year historical P/E sits at 47.63x while trailing and forward P/E sit at 29.66x and 27.86x respectively; declining net debt/EBITDA directly contradicts the market’s view of the company. With International and acquisition troubles behind them, the dislocation of the stock's price is not representative of intrinsic deterioration, but overblown sentiment. With wireless carrier investment continuing both domestically and internationally, the conditions for AMT to rerate somewhere between the 27x and 47x multiple are materializing.

Valuation

AMT is trading around a 16.7x forward multiple for AFFO, which is a 24% discount to its 5-year historical average of 21.8x. AMT also sits at a TTM EV/EBITDA ratio of 18.48x compared to its 5-year average of 23.82x, around a 23% discount. Morningstar assigns the stock a Fair Value estimate of $225 per share, implying a 18% discount. The discrepancy between the valuation multiple discounts and Morningstar’s fair value discount can be attributed to the assumptions attributed to growth rates, weighted average cost of capital, and terminal value: insights that multiple analysis cannot account for.

Business quality

Recent investments are finding increased returns; looking at TTM and FY25 ROA sitting at 6.67% and 6.73% respectively, these numbers sit well above the 5 year ROA average of 3.36%, implying the ability of AMT to find higher quality investments over the past five years, while overcoming past acquisition and international capital impairment. The five year ROA average was dragged down by the CoreSite acquisition in 2021, and tower asset impairments and sale within India during 2023 and 2024. These non-recurring events artificially dragged down ROA during those years, showing that the current ROA better reflects the underlying business. FCF margins have declined slightly due to elevated interest rates, from 36.54% (FY24), to 35.54% (FY25), and 34.85% (TTM), but notably, FCF per share has risen over the past three years, from 6.26 in FY23 to 7.91 in FY24, to 8.01 in FY25. For the full year 2025, AMT grew its adjusted AFFO per share by 8%, further showing the underlying strengths of the business. AMT has held margins relatively consistent over the past five years despite macro interest rate shocks and major industry consolidation. Net Debt / EBITDA has steadily decreased over the past five years, while gross margins have remained relatively steady over the past five years, with the average at 73.43% compared to the current gross margin of 74.18%. The underlying business quality of AMT has remained strong independent of international business turbulence and margin compressions.

Sell discipline

Two consecutive quarters of ROA declines, coupled with gross margin compression or a dividend cut will signal the fundamental deterioration of AMT, initiating the exit of the position. The position will likewise be trimmed by 50% upon reaching fair value, with a full exit initiated at 120% of fair value.
